The space
Sleeps up to 12 – Located in Cataño District. Plenty of bars and restaurant within a short driving distance. Experience San Juan like the locals by joining afternoon gatherings in nearby spots for a cold drinks. Residents in the area are mostly long term residents, everyone knows each other. Beach is with just a few blocks down. All bedrooms are air conditioned. Hot water shower available. It comes with a king bed and 4 full size beds, closet, drapes and A/C. There are several seating, dining and lounge areas throughout the house. We provide sheets, towels, beach towels, toiletries, hair dryer(s), iron & ironing board. Yes, we have Wi-Fi! The Roku flat screen TV in each bedroom lets you stream your favorite shows while you do your laundry (washer & dryer in the laundry room) or prepare some home-made dinner. Did we mention the kitchen is well equipped? Stove, oven, fridge & freezer, toaster, microwave and coffee & tea maker, also equipped with hot water. The entire home was arranged to be made comfortable for you.

Guest access
Welcome to our spacious & user friendly home. Check yourself in with the door code and lockbox and we will send you instructions on the day of arrival. We will provide you the door and lockbox combination and will disengage the alarm if present. Enjoy this elegantly furnished home with all the amenities of being at home! It has a full kitchen, bathroom is fully stocked with towels, soap and shampoo. For your comfort the a/c, security cameras outside will be left on. We Charge by the Number Of Guest and Used of Spaces is based on Allocation of 2 Guest per bed.
Please remember to put keys back into lock box at check out.
LOST KEYS WILL RESULT IN A REPLACEMENT FEE OF $100 PER KEY.

While there can always be small mistakes and oversights at any property (no one is perfect 100% of the time), with us you know we will do everything in our power to make your stay fantastic.
We do charge by the number of guests so if you do not provide an accurate count we will be unable to properly price your stay to reflect additional laundry and consumables costs to us. Please make sure extra guests are accurately reflected in your booking so you receive the correct pricing at the time of reservation. Some areas could be restricted based on the number of guests. HOUSE RULES AND SAFETY TIPS
Only the specific guests noted in the booking are allowed on the premises. A violation of this Airbnb house rule will result in immediate removal of all guests and visitors from the property without a refund. If there is a disturbance with more than the occupants specified on the listing, there will be a $25 fee per guest.
GUEST SHALL NOT WEAR SHOES IN THE HOME
SMOKING INSIDE IS PROHIBITED.
A $200.00/ per day penalty will be incurred if any sign or smell of smoke is observed post check out. Please smoke outside and respectfully away from neighbors.
NO LATE CHECK OUTS
Check out is at 11:00am. Late check out without pre-approval will be charged at the nightly rate.
GUEST WILL PAY FOR DAMAGES EXCEEDING DEPOSIT
Guests that disobey house rules and disrupt other guests’ experience that result in loss of income will be billed to the guest. Damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb or the website used to make the reservation.
HONOR NOISE RULES
We want all our guests to be respectful of neighbors and keep noise to a minimum while out in the back or front yards. Quiet time is from 10pm to 8am. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without any refund.
RESPECT TOWELS & SHEETS
Please be respectful of our bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach out linens and towels. Please avoid using regular hand/bath towels with all skin products. Unsalvageable linens/bath towels will be charged to the guest.
EXCESS CLEAN-UP WILL INCUR ADDITIONAL CHARGES
If additional cleaning is required aside from the standard cleaning practices, guests will be charged $100. (Ex. clean up for any stains, damage, any odor, bodily fluids/feces/vomit)
USE OF THE INTERNET FOR ILLEGAL ACTIVITIES IS PROHIBITED AND WILL BE FINED ACCORDINGLY. CONSEQUENCES OF ILLEGAL DOWNLOADING:
• Up to five years in jail
• Fines and charges of up to $150,000 per file
• In addition to any other charges that might be brought against you, the copyright holder can file suit, which can result in legal fees and damages that must be paid.
KITCHEN RULES AND SAFETY PRACTICES
GARBAGE DISPOSAL
We kindly ask guests to dispose of food scraps in the trash can. Garbage disposal is for small food remnants only. If the garbage disposal is damaged or clogged during guests’ stay, the guest will be responsible for payment of plumber’s time to unclog or install new garbage disposal (if necessary).
REFRAIN FROM CONSUMING FOOD AND BEVERAGES IN BEDROOMS
No eating or drinking in bedrooms. Guests will be charged for any food or beverage spills in bedrooms.
All items in the kitchen including silverware, pots/pans, spices, flatware, etc. have been counted. Any item missing will be charged to the guest.
Never leave cooking food unattended.
Use knives safely and if you don’t feel comfortable with using a knife, ask for help.
Stay in the kitchen when you are frying, grilling, or broiling food. If you must leave the kitchen for even a short period of time, turn off the stove.
Avoid wearing loose clothing or dangling sleeves while cooking.
Keep kids away from cooking areas by enforcing a “kid-free zone” of 3 feet around the stove.
Keep anything that can catch on fire—potholders, oven mitts, wooden utensils, paper or plastic bags, food packaging, and towels or curtains—away from your stove top and oven or any other appliances in the kitchen that generate heat.
Clean cooking surfaces on a regular basis.
Always check the kitchen before going to bed or leaving the home to make sure all stoves, ovens, and small appliances are turned off.

NO solids what-so-ever.
Any maintenance call for clogged or slowing draining will result in a $300 fee.
BATHROOM RULES
Please use the bathroom freely but flush with caution!
Our sewer system is not as advanced and cannot hold miscellaneous items.
Avoid Plumber service fee of $195
Please throw away anything that does not come out your body into the bathroom garbage can 🙂
